In last week’s northeast Arkansas auctions, we sold two-thirds of the parcels available and brought in almost $800,000. Let’s look at the numbers.
We began the week in Greene County, with 51 bidders present. We offered 26 parcels delinquent since 2016 and sold 22 of them. Taxes and fees added up to over $25,800. Competitive bidding raised the total sale to more than $202,000. We also offered 26 parcels delinquent since 2017, and bidders purchased 21 of those. Taxes for those parcels were $44,800, and after bidding, the day’s total was almost $246,500.
Then it was on to Clay County, where 42 bidders registered. We sold 23 of the 35 parcels delinquent since 2016, for a total of almost $119,500. Of that, over $35,400 was delinquent taxes and fees. Bidders purchased 22 of the 31 parcels available from 2017. They paid off over $25,500 in delinquent amounts, and just over $92,000 in competitive bidding.
Randolph County was our smallest auction of the week. (Also, a HUGE shoutout to Randolph County Circuit Clerk Debbie Wise for her staff. When our scheduled location fell through due to an emergency, the circuit clerk staff immediately made us welcome in the courtroom. We can’t thank them enough!)
The auction had 12 bidders and sold 12 parcels. Of those, seven parcels were delinquent from 2016 (of 12 offered). They produced over $2,100 in delinquent taxes and almost $3,700 in additional bidding. We sold 5 parcels of the 17 available from 2017, producing a total of almost $15,700. Of that, over $2,700 was delinquent taxes and fees.
We wrapped up the week in Lawrence County, with 23 bidders. They purchased 14 of the 25 parcels available since 2016, paying over $15,300 in delinquencies and almost $63,800 in competitive bids. They also bought 13 of the 20 parcels delinquent since 2017. Those produced over $7,400 in delinquencies and $5,800 in bidding.
Owners have 10 business days to redeem parcels sold at auction. If a parcel is redeemed, we refund the buyer’s purchase price. If it is not redeemed, we will issue a limited warranty deed in the buyer’s name, and send it to the county to be recorded. The county will then forward the recorded deed to the buyer.
